How we appraise a rental property
Our rental appraisals are based on what we think a property will rent for, not what dollar value will make an owner sign on with us. We look at many different factors including age of house, size, layout, renovation level, yard style, positioning, suburb, proximity to schools and work hubs, market rent, current rental listings and so on. We also consider the type of tenant it will attract and other personal experinces in leasing houses of similar style in our rental valuations. All these variables and more help us to balance return vs tenant quality which we think is more important than purely maximum rent.
